Developers on Tuesday, May 15, met with Rochester Hills Planning Commission members to present concept plans for two residential projects they intend to present to the city this year.
Robertson Brothers Homes, of Bloomfield Hills, is looking to build 32 duplex-style homes on 7.3 acres of land on the west side of Brewster, north of Walton, dubbed Brewster Place duplex condos.
Rochester Hills Planning Director Kristen Kapelanski said in a memo to planning commission members that the project can't be done under the current zoning of the land, and that Robertson Brothers is exploring the possibility of seeking a planned unit development in the future.
No formal plans have been submitted, but the developer wanted to present the idea to commissioners in order to get feedback on the project.
The plans would call for ranch-style designs with first floor master bedrooms and the option to add two guest bedrooms on a second story for a cape-cod style home. The developers said the homes would have innovative, yet traditional design elements that enhance the building character.
Planning commissioners also heard from developer InvestaFind, which hopes to construct 106 luxury-style loft apartments and 10,800-square-feet ground floor retail space at the northeast corner of Auburn Road at John R. The development, dubbed Brookland Park, also would include an outdoor plaza and restaurant, as well as professional uses. The project also calls for 20,000-square-feet of outdoor recreational space that would include a dog park, children's jungle gym and all-seasons sports court. The project would sit on about 5.6 acres of land.
InvestaFind also hasn't presented formal plans for the project and is considering the option of using a planned unit development zone for the project.
